Historic Brookhaven consists of what was once three separately platted subdivisions, designed and built out between 1910 and 1940. The first of these neighborhoods, called Brookhaven Estates, was platted in 1910. This subdivision included the 150 acres of land for the golf course and Brookhaven Country Club. Now listed on the National Register of Historic Places, Historic Brookhaven was the first combined golf course and clubhouse and residential neighborhood in the state of Georgia. The country club featured scenic rolling hills and a stream-fed lake, which attracted an abundance of wildlife.

+ Other Important Factors Impacting Brookhaven Home Prices: Zoning and Schools

The Brookhaven Estates neighborhood designed in 1910 surrounding the golf course set twenty-year building restrictions for lots. A lot front had to have a minimum of 60 feet and a building had to cost a minimum of five thousand dollars. These large lots and the beautiful setting of the area set the foundation for the construction of the stately homes that can still be seen in this neighborhood today.

Historic Brookhaven straddles the border between Fulton County and Dekalb County, with the boundary line running north-south through the golf course and surrounding neighborhoods. Historic Brookhaven is roughly bound by Peachtree Road on the south and east, Windsor Parkway on the North and Peachtree Dunwoody on the west.

The western portion of Historic Brookhaven is within the City of Atlanta. This is the furthest northeastern section of Atlanta, in Neighborhood Planning Unit B. This area falls within the City of Atlanta public school districts, and is served by Smith Elementary, Sutton Middle School and North Atlanta High School.

The eastern portion of Historic Brookhaven is in Dekalb County and falls within the City of Brookhaven, which voted to incorporate as its own city in 2012. As a result, the Dekalb County portion of Historic Brookhaven is served by Dekalb County Schools, including Ashford Park Elementary, Chamblee Middle School and Chamblee Charter High School.

+ Historic Brookhaven's Unique Beginnings

Opened on Christmas Day 1911, Brookhaven Country Club was the second golf club in Atlanta. The East Lake Country Club, constructed in 1905 and called the Atlanta Athletic Club at that time, was the first. Historic Brookhaven was located approximately one-half mile north of the terminus of the Georgia Railway and Power Company’s streetcar line, in an area still very rural at the time. By the early 1900’s, Atlanta’s affluent families and automobile enthusiasts were already beginning to escape to these country areas north of the city for weekend trips.

On June 1st 1913, the Brookhaven Country Club was leased to the Capital City Club under a lease-purchase option and renamed the Capital City Country Club. After a few years of leasing the property, the Capital City Club purchased the Country Club.

Only four months after the Capital City Club lease began at the Capital City Country Club, a famous exhibition golf match featuring English golf champions Harry Vardon and Edward Ray was held in Atlanta. Edward Ray was described as one of the longest drivers living at the time. According to sports writer Milt Saul, Ray’s distance on his tee shots could go an astonishing 300 yards. In preparation for this golf exposition, the Capital City Country Club added a second nine holes to what had previously been a nine hole course.

On Saturday, October 11th, the two Englishmen competed against Scotty and Jimmy McKenzie at East Lake Golf Club, and on Sunday at Capital City Country Club. The following day the Atlanta Journal proclaimed that a record breaking number of spectators consisted of, “prominent men of affairs” and “Atlanta’s leading society women.” The Journal described the Brookhaven golf course itself as “about as sporty as anything to be found in the South.”

Golf was quickly becoming a very popular sport in Atlanta and the neighborhoods around Brookhaven and the Capital City Country Club course itself quickly attracted high demand. The Atlanta Athletic Club course at East Lake was home to a golfing prodigy, Bobby Jones, who began to draw lots of attention from the young age of 13 in 1915. Jones would go on to the national and then world stages of golf with astonishing victories in both. He was a true gentleman who brought positive attention to the golf world and to Atlanta. Jones founded the Augusta National Golf Club, home to the renowned Master’s golf tournament. Bobby Jones also became an honorary member of Capital City Club and played golf there.

The Capital City Country Club attracted numerous other members who would go on to make impressive civic and business achievements, such as the legendary Robert Woodruff. Woodruff’s marketing genius is credited for making Coca-Cola the world’s most recognizable brand. His generosity and the large donations of several non-profit foundations he created would ultimately distinguish him as one of the greatest philanthropists in American history.

From the early years, the neighborhoods around Brookhaven and the Capital City Country Club attracted wealthy members of the club, who built summer vacation homes nearby. Eventually, the Brookhaven area transitioned from vacation homes to permanent residences as the city’s population continued to increase and grow outward. To this day, a significant portion of the homes around the golf course are owned by members of the Capital City Club who enjoy the close proximity to the country club. The club is still an exclusive private club, so owning a home in the neighborhood does not guarantee membership in the club.
